Are You Considering Terra Ridge For Your New Home?
You may be considering the purchase of a condo unit in Terra Ridge, joining many of us that enjoy living here. You’ll appreciate the unique setting of our homes, trails and wildlife and, of course, meeting your new neighbors.
Living in a condominium community may be a new experience for you. A condominium is a type of home ownership. Many people assume the difference between a house and a condo is that one has a yard and the other doesn’t, but there are other differences.
Typically condos:
- Allow freedom to do what you wish inside your unit (within the law and your condo agreement). Any changes, modifications or improvements to the exterior of the buildings or the grounds requires written permission from the Board of Directors.
- Require monthly Association fees to be paid for such items as exterior and campus maintenance, snow removal, trash and recycling, insurance and reserves for capital improvements. Owners need your personal insurance for the interior and personal effects, much like renters insurance.
Seven members currently serve on the Terra Ridge Condo Owners Association (TRCOA) Board of Directors and are elected by the members. The Board meets about seven times a year. An annual meeting of the members is held each June. All Board and committee meetings are open to all members.
The TRCOA maintains a comprehensive website that is the source of information for the Terra Ridge community, as well as the individual units. All the Association bylaws, governance documents, financials, maintenance information, as well as committee and Board meeting minutes are found on the website. As a buyer under contract, you may have access to some of these documents.
KMB Property Management acts as the fiscal agent for the Association, maintaining the financial statements, collection of fees and payment of expenses directed by the Association. It provides selected maintenance services authorized by the Board. Members request maintenance services through the Association's website, but not directly from KMB,
Volunteers are important to the community. In more than half the units, one or more residents serve on the Board of Directors, participate on a committee, or volunteer for activities. The TRCOA hosts social events from time to time.

The Terra Ridge Condominium Owners Association (TRCOA) welcomes your interest in our community. For security reasons most sections of the TR website, including governance documents, meeting minutes and financial documents, are only accessible to TRCOA members.
Buyers who have made a formal offer on a home in Terra Ridge can request governance documentation by completing an online form.
They can also request any governance documents related specifically to the unit they are purchasing. A document request should be forwarded to the webmaster who will gather the documents and email them to the realtor. Please

Prospective buyers: Any unit you purchase may be subject to a modification agreement subjecting the owner and the owner's successors to a maintenance responsibility for specific modifications.
